New Gurgaon is not one homogenous market. Sector-to-sector differences in access, occupancy, social infrastructure and project quality can be material, so “best sector” answers without a buyer profile are usually weak.

Commute is highly buyer-specific

A weekly Cyberhub commute is a different decision from a daily office commute. Test the real route and peak-time duration for the shortlisted sector rather than relying on map distance.

Social infrastructure is catching up unevenly

Schools, hospitals and daily retail access differ by pocket. Some communities have strong internal amenities but weaker walkable external convenience. For families, this can outweigh a marginal price difference.

Project age can be an advantage

A completed or occupied community gives visible evidence on maintenance, water, lift performance, common areas, resident mix and resale supply. New launches can offer fresh product but carry more execution and future-supply uncertainty.

Use a sector matrix

Compare each shortlisted project on approach road, occupancy, water/drainage, school/hospital access, maintenance, unit efficiency, all-in cost and realistic resale/rental depth. A consistent matrix prevents brand bias.
