Builder floor vs apartment in Gurugram: practical comparison

Compare low-rise floors and apartment towers using legal documents, common-area rights, maintenance, occupancy, usable area and buyer lifestyle trade-offs.

Independent advisory, not a promoter certificate. General education only. Project facts, RERA phase, payment terms, legal and tax obligations must be independently checked. No current unit availability is promised.

Shortlist by evidence, not brochure type

Buyer prioritises independence

Builder floor may be worth exploring, but only after title, parking, roof and shared-service rights are verified in writing.

Buyer prioritises amenities

Tower living may fit, but compare actual facilities, service charges and delivery status, not amenity renders.

Buyer prioritises ready occupancy

Inspect the occupied building, water supply, lifts and maintenance bills. “Ready” in an ad is not a substitute for certificates.

Take this site-visit checklist

  • Compare carpet area and actual usable room dimensions, not only saleable/super-area figures.
  • Ask for sanctioned plan and parking allotment, and compare with the actual unit.
  • Inspect waterproofing, dampness, drains, elevator maintenance and fire-safety provisions.
  • Ask for the last 12 months' maintenance, utility and society/association dues where available.
  • Review floor/roof usage rights, structural restrictions and all title documents.
  • Confirm the seller, developer and society/association identities and pending litigation or dues.
  • Test genuine commute routes at your relevant time rather than accepting advertised minutes.
  • Ask a local lawyer to review title and agreement before an irreversible payment.

Some developer offerings called “independent floors” can still sit inside a regulated group-housing/project framework. Verify the actual approvals and registered phase; avoid blanket assumptions.
